Description

Constructed in 1934 and expanded in 1959, Building 301 is a Neo-Georgian brick building that originally served as a school for children of the soldiers, and later Coast Guardsmen, stationed on Governors Island. As a contributing building to the Governors Island Historic District, the façade and fenestration of the building are protected by the NYC Landmarks Preservation Commission. The 22,500 square-foot building features a double-loaded corridor spanning three wings, a small plaza on the eastern end, plentiful and oversized windows, and a veranda overlooking Buttermilk Channel. Approximate ceiling heights throughout the building range from 14 to 18 feet.

The Trust for Governors Island has issued a request for proposals to ground lease, redevelop, and operate Building 301 as a hub of commercial, non-profit, and/or academic uses related to sustainability and climate change. This opportunity offers the the ability to create an impactful development project in a unique, campus-like setting minutes from Lower Manhattan and Brooklyn. Tenants will be surrounded by award-winning open space; have access to 2.2 miles of car-free waterfront; and have the opportunity to engage and test concepts with a diverse and growing audience of nearly 1M annual visitors in a flexible and innovative public space. Building 301 is becoming available at an exciting moment in the Island’s transformation, is in an accessible and scenic location, and comes with 'shovel ready' 100% construction documents for a multi-suite commercial space.

About South Battery

The South Battery District occupies the east side of Governors Island, facing Buttermilk Channel and Brooklyn. Former uses of its buildings were primarily community-oriented, including a theater, school, YMCA, and houses of worship. Yankee Landing, located at the district's south corner, is the current entry point for visitors arriving from Brooklyn. The Landing can accommodate pedestrian vessels from anywhere in the NY Harbor.
